TERMS FOR SALE OF LODGINGS IN BUILDING “AVEN HOUSE”, SUNNY BEACH
I. REAL ESTATES. PRICES The price and description of the real estates are defined according the pricing of “AVEN” LTD. The price of the real estate includes: The ideal parts of land which belong to the lodging – for Bulgarian citizens; The ideal part for the right of building – for foreigners. The terms of sale and pricing can be changed one sided by the seller, and the latter will inform the commissioners about that at least seven calendar days prior to the moment of change. The deals and the reservation made are registered in real time through the Internet site www.aven.hit.bg, and the commissioners and clients are considered informed about the new circumstances. The clients and commissioners can make reservations /a promise for a future purchase/ of real estates in the complex for a term of one calendar week, in which period the Seller is engaged not to offer to third persons the respective real estate.
II. TERMS OF PAYMENT The real estates are offered for sale at the following scheme of payment: A/ 30% of the sales price – at signing the preliminary contract for sale; B/ 20% of the sales price – at finishing of the foundation works of the building; C/ 30% of the sales price – at finishing of the roofing works; D/ 20% of the sales price – at signing the notarial deed;
III. TRANSFER OF THE PROPERTY The notary act can be signed before Act 15 /fifteen/, but not later than one calendar month after its issuing. At signing the Notarial Act the whole price of the real estate is to be paid /the rest of it/. The purchaser has no right to use the real estate before he has paid the whole contracted price. The price of the real estate, offered by the Seller, is formed with the condition, that the transfer of the real estate will be completed at the tax estimation. The expenses of the transfer are divided between the seller and the buyer equally. If the purchaser wishes the real estate to be transferred at sales price, he pays through the seller the surplus value added tax, estimated on the base, formed as a difference between the tax estimation and the sales price of the real estate. In this case the purchaser takes the increased size of the expenses for the transfer of the real estate at notarial order for the sums due to transfer at tax estimation.
IV. EXPENSES FOR TRANSFER AT NOTARIAL ORDER The expenses for the transfer at notarial order include: local tax in amount of 2% of the taxable base; notarial fee /proportional to the taxable base/ according a chart of the Notarial Fee Tariffs; fee for registration of the notarial act in amount of 0.1% of the taxable base; fee for copies of the notarial act in amount 3 BGN for each copy; If the purchaser wishes “AVEN” LTD can engage with the activity of registration of the purchaser as a proprietor of the real estate before the tax authorities in Republic Bulgaria, which has to be accomplished obligatory in two-month period of the transfer of the real estate at notarial order. For this purpose the purchaser has to authorize notarial the seller’s representative.
V. COMPLETION OF THE CONSTRUCTION The construction will be finished in a condition suitable for use until 01/06/2009.
VI. MAINTENANCE OF THE COMPLEX The seller takes the management and maintenance of the tourist complex AVEN HOUSE and the purchaser is obligate to pay an annual fee in the amount of 400 EURO + VAT, with the following discounts: - 350 EURO for each apartment a year + VAT – with advance payment for three years; - 330 EURO for each apartment a year + VAT – with advance payment for five years;
To price formation for the building “Aven House”
The apartment buildings are built of steel-concrete construction and a warm roof. The outer walls of the buildings are isolated with 4 cm thermo-isolation.
The cost of the following completing works is included in the price of each apartment:
inside doors of MDF; front doors – HDF; possibility for cable television; Possibility for telephone – one or two telephone lines; Possibility for internet;
On the territory of the complex are situated: a swimming pool; a children pool; children playground a barbeque a Jacuzzi a fitness club a parking
The people, having bought apartments in the building “Aven House” paid a one-year fee, which is spent for:
Maintenance of the territory of the complex; Maintenance of the common parts of the buildings; Maintenance of the swimming pool; Maintenance of the green area of the complex; year round security; using of the swimming pool; electric lighting of the common territories; electric lighting of the common parts of the building;
The annual fee in the amount of 400 EURO + VAT, with the following discounts:

By wish of the owners, at additional payment the following services can be provided:
cleaning of the apartments; repairs of the apartments; payment of the overhead expenses for the apartments, such as taxes, electricity, water etc.; rent-a-car; ventilation and maintenance of the apartments; - Other services, needed by the owners for their comfortable stay in “Aven House” are affected by the working stuff.
